貸工場内見 A industrial property

皆様、東京・横浜は通常通りの生活が戻ってきておりますが、未だ被災地の皆様は悪戦苦闘しております。
いち早く元通りに戻れるよう祈りましょう。
I hope all people to keep praying for disaster victims that aflicted areas are recovered from the earthquake or Tsunami as soon as possible.

さて、本日は某大手自動車ﾒｰｶｰ関連会社の研修施設を探しに、北新横浜エリアの工場を視察しに行って参りました。
Today, we took one of our clients related a big auto manufucturer to a rental industrial property.
(They are looking for a factory where some of their employees work in.)

 

中は天井が高く、工場部分の面積は360㎡です。
その他倉庫部分、事務所部分等全てを含めると700㎡越の建物です。
It is about 10M from a floor to a ceiling, 360sqm. as a factory space.
It is more than 700sqm. if it includes office spaces and storage spaces.

 

建物は3階建てで、2F、3Fには応接室や、会議室などがありました。
It is a 3-story building, there are a conference room and a reception room on secound and 3rd floor.

北新横浜エリアは、このような工場物件が多数あります。
しかしながら、需要も多く、良い物件が出るとすぐに決まってしまう状況です。
今回お連れしたお客様も、この物件のほか、2～3件後案内したい物件があったのですが、全て2･3日中に成約してしまいお連れすることができませんでした。
また、本日お連れしたお客様は、この物件を検討していただいていますが、他の借り手さんが付かない間に早めに意思決定していただきたいところです。。
It is a industrial area in Kita-Shin-yokohama area, therefore there are many factories in this area. However A good property is gone from the market soon as the demand exceeds the supply in this area. To be honest, I wanted to take my client to 2 or 3 more properties today, but all of them had been gone a few days ago.
Now my clikent is hesitate if they take this property which I showed today. I hope that they make up their mind as soon as possible before other parties give the owner an appliction.

それにしても、この仕事をしていてつくづく感じることは、「タイミング」って重要ですね。
