皆様　こんにちわ。

お蔭様で、エスポワール蒲田のリノベーション住戸、最後の１つとなりました。

フルリノベーション、セミリノベーション、最小限の内装等、色々行って参りましたが、フルリノベーションは当然良い！がっ、やはりそれなりに賃料を高くせざるを得ないわけで、最小限の内装は賃料は安くできるが、本当に住んでくれている人が満足できる状態なのかいつも不安でした。。。

で、いきつくところ、やはりセミリノベーションで、フルリノベーションの質に近づけることがベストかなと。
賃料を上げすぎず、かつ入居者が気持ちよく住める空間にすること！それが今回のテーマでした。

Hello everyone. I appriciate of all your continuous cooperation, it made ''Espoir kamata apartment'' be almost full occupied.
I am going to show you the last available uniti of the apartment.
I was wondderring how much we were going to renovate the last one. I know that the quality of full-renovation style is best, but rent should be higher then. A small renovation could keep Rent lower, but I can't belive that a tenant can stay the apartment comfortably...
At last, I chose  50 % renovation style which is the way that major parts such as a kithcen & air-conditioner are going to be renovated, and other small minor parts leave as it is. However, we'd been trying that even a 50% style, the quality of it could be close to full-renovation one.
50% renovation style could keep Rent not too high, and the quality of the apartment get nicer than you expected!!

今日は、人気の再開発エリア武蔵小杉を探索してみます♪
10年前とは全く違う…。
何と洗練された街になったのでしょう。
Hello all, today I am walking through the popular area called Musashikosugi where it has been developed in recent decade years.

 

 

 

 

さて駅を降りてプラプラ。
おーすごい。徒歩2分圏内でスーパーマーケット４つも発見しました。
ショッピングモールや、100円ショップ、昔ながらの商店街、フィットネスジムもあり、日々の生活には何ら不自由がなさそうです。
I could see at least four supermarkets, shopping mall, 100yen shop, traditional shopping street, gym arond the Musashikosugi train station. It looks so convenient for residents living here.
それに路線が多いこと。東急東横線／目黒線、JR横須賀線／湘南新宿ライン／南武線、そして成田エキスプレスと。渋谷、品川、横浜、鎌倉、成田空港全てに直結で行ける場所なんて他にあります？
I must not miss to note that lots of train lines could be used at Musashikosugi train station. They are Tokyu-Toyoko/Meguro lines, JR-Yokosuka, Shonan shinjuku, nambu lines, and Narita airport line. I haven't seen such a convenient station where we can go to all station which are Shibuya, Shinagawa, Yokohama, Kamakura, and Narita airport directly ever.

 

 

 

おっと忘れるところでした。今日ここに来たのは、そうこのマンションを見に来たためです。
パークシティ武蔵小杉ステーションフォレストタワー。33階部分。駅から徒歩2分の最高の立地。それでありながら、敷地内には小さな子供が遊べる広場や緑がいっぱい。若い子育て世代がいっぱいいます。
Oh, I almost miss to do my daily work today... Why I came here is to check this condominium called ''Park city Musashikosugi station forest tower''. I entrusted to sell a unit on 33rd floor.
I could come to the condo just in 2min. walk from the station. I could see green park where small kids could play in the site. Many young families were here!!

 

 

 

33階のお部屋は各部屋ゆったりとした1LDKタイプのお部屋です。
（オーナー様居住中のため、多くの写真をお見せられずにすみません（涙））
駐車場は地下にあります。待合室から車を呼び出すシステムは画期的です。
It is 1LDK unit on 33rd floor which is good size for singles and couples.
Parking space are on the bacement floor.

 

 

この住戸で忘れてはならないのは、こちらの眺望ですね。
リビング、寝室両方につながるバルコニーからの眺めは、まるで空を散歩しているような感覚です。気持ちいー。
I could recommend you the view form on 33rd floor. We can see outside from both rooms of living & bedroom. We could get some feeling like walking in the sky. Incredible!!

その他管理上、写真を掲載することができませんが、40階以上のスカイスパ、バーラウンジ、パーティールーム、テラス、ゲストルームなど、共用部の設備がすごい。充実です。
In addition, the condo equips sky-spa, bar, lounge, party room, terrace, guest room in the common area. So nice condo it is!!

立地は間違いなし。物件の質もハイレベル。

Bow bells house in Kamakura

Hello everyone, I wanna introduce a property in Kamakura today.

We've just been entrusted as a property management company of this property.

As you may know, Kamakura has lots of interesting spot, for instanse, Tsurugaoka hachimangu shrine, Komachi shopping street, Japanese traditional ornament shops, cafes, and cool restaurants.

I've already visit Kamakura more than 20times in this year since we entrusted.

So, lets go to the property togather from JR kamakura train station.

One the way to the property, we can pass by a famous Komachi shopping street. You can see various attractive shops along the street.

 

 

 





 Soon after we go through shopping street, we can see a Tsurugaoka hachimangu shrine then.

 

 

Just one more mintes walk form the shrine, we can get to the property.

Only 6 units are in the property,

One of the most famouse dress-shirt shops in Japan has been opned on the ground floor for more than 20years here!!
A photo studio and a hair salon are also opened on 2nd floor.
2 other units on 2nd floor are used for residential purpose.
And rest of one more unit on 2nd floor is available now.

Let's look at available unit then!

 

LDK is white color basis, it is very neat & tidy!
I love this floor.

 

A gas oven & gas top are replaced to new ones!
Intercom with monitor function are also installed!!

 

Each bedrooms are spacious, and view from a bedroom is nice!

At  times, we can relaxed on the roof balcony by puting chairs and have a cup of coffee or reading a newspaper, etc.


By the way, I dropped by the property again yesterday.
And luckily, a manger of the hair salon on 2nd floor was just free when I was there.
As I have not been able to have my hair cut for almost 3 months, of couse I asked her to cut my hair soon (lol)

It was a good day that I could do both to finish daily task & cut my hair!!
