さて、本日は京急空港線大鳥居駅徒歩10分、羽田空港近く、準工業地域にある貸倉庫の紹介をさせていただきます。目の前が産業道路なので、テナント様、お取引業者様にとって、車での移動がとても便利な物件です。
Today, I am going to introduce you to the warehouse in Nishi-kojiya, Ota-ku, Tokyo. It's located close to Haneda airport, 10min walk from Otorii sta on Keikyu-kuko line, in the semi-industrialized area. It's very convenient for the tenant & their clients to travel by car as it is just in front of the big street called ''Sangyo doro''.

 

敷地面積は200㎡以上、車は1台分賃料込みの他、別途ですが2台目以降（最大3台まで）駐車できるスペースが確保されています。倉庫は賃貸部分である倉庫A（90㎡）の他、隣接する倉庫B（23㎡）も併せてご利用いただけます。（倉庫Bは賃貸人の修繕義務等は免除させていただく代わりに、無償にてご利用いただけます。）
Land size is more than 200㎡ where you can park maximum 3 cars. (1 car : included in the rent, from second cars : extra charge.) Warehouse size is 90㎡, you can also use smaller one (23㎡) free of charge.

こちらは倉庫横の事務室（受付）と、無償でご利用いただける倉庫Bです。
車は倉庫Bの前に1台お停めいただきます。
Left hand side picuture is the office (reception) room attached the warehouse, right hand side one is the smaller warehosue that you can use free of charge. (The owner doesn't have the responsiblity to fix the smaller one even though it may have a problem such as water leaking.)
You can park 1 car in front of the smaller warehouse.

2台目、3台目駐車希望の場合は、写真左側のスペースをご利用いただきます。（別途）

If you'd like to park second or third cars, you can use the left hand side space on the picture. (extra charge)

敷地面積（208.19㎡／63.08坪）の坪単価は、 4,755円（税抜き）／坪、です。おおよそこの地域の成約価格が5,700円／坪～7,000円／坪、で成約していることと比較すると、やはりお得な物件です!!

Comparison to the average rent in the same area that range is about  1,727yen／㎡ - 2,121yen／㎡, the property is very reasonable for its 1,440yen／㎡ (tax excluded).
